Hiring a renovation contractor is one of the biggest decisions you will make as a homeowner. Get it right and your project runs smoothly, on time, and on budget. Get it wrong and you could be dealing with delays, cost overruns, or work that needs to be redone.
Greater Vancouver has no shortage of contractors — but not all of them are equal. This guide walks you through exactly what to look for, what questions to ask, and how to protect yourself before a single nail is driven.
Why the Right Contractor Makes All the Difference
A renovation is a significant investment. Whether you are updating a kitchen, finishing a basement, or replacing your siding, the quality of the finished product depends almost entirely on the people doing the work.
A skilled, licensed contractor brings:
- Proper permits and inspections so your renovation is legal and insurable
- Tradespeople who know BC building codes inside and out
- Project management that keeps timelines and budgets on track
- Accountability when something does not go as planned
A bad hire, on the other hand, can leave you with unpermitted work, hidden defects, and a contractor who disappears when problems arise.
Step 1: Verify Licensing and Insurance
In British Columbia, general contractors are not individually licensed the way electricians or plumbers are — but they must hold a valid business licence and carry the right insurance.
Before you go any further with a contractor, confirm:
WorkSafeBC coverage. Ask for their WorkSafeBC clearance letter. This confirms they have active coverage for their workers. If a worker is injured on your property and the contractor is not covered, you could be held liable.
General liability insurance. A reputable contractor carries at least $2 million in commercial general liability insurance. Ask for a certificate of insurance naming you as an additional insured.
Business licence. Confirm they are a registered business in BC. You can verify this through the BC Registry.
BBB accreditation. While not mandatory, BBB accreditation signals that a contractor has committed to ethical business practices and has a track record of resolving complaints.
Step 2: Check Their Track Record
Licensing and insurance tell you a contractor is legitimate. Their track record tells you whether they are actually good.
Look at completed projects. Ask to see photos of finished work similar to yours — kitchens, bathrooms, exterior renovations, whatever applies. A contractor who specializes in the type of work you need will produce better results than a generalist.
Read reviews on multiple platforms. Google reviews, HomeStars, and Houzz are the most reliable sources for contractor reviews in Greater Vancouver. Look for patterns: consistent praise for communication and cleanliness is a good sign; repeated complaints about delays or billing surprises are red flags.
Ask for references. A confident contractor will give you two or three recent client references without hesitation. Call them. Ask specifically about how the contractor handled problems, not just whether the project went well.
Check how long they have been operating. A contractor who has been in business in the same area for five or more years has a proven track record and a reputation to protect.
Step 3: Get Multiple Quotes — But Do Not Just Pick the Lowest
Getting at least three quotes is standard advice, and it is good advice. But the lowest quote is rarely the best value.
When comparing quotes, look at:
- What is included. Does the quote cover permits, disposal, and finishing details, or are those extras?
- Materials specified. Are they using quality materials, or cutting corners to hit a lower number?
- Timeline. Is the timeline realistic, or suspiciously fast?
- Payment terms. A reputable contractor will never ask for more than 10–15% upfront. Large deposits before work begins are a red flag.
A quote that is significantly lower than the others usually means something is being left out — or the contractor is planning to make it up in change orders later.
Step 4: Ask the Right Questions
Before you hire anyone, sit down with your top candidates and ask:
- Who will be on site every day? Will it be the owner, a project manager, or subcontractors you have never met?
- How do you handle change orders? Changes happen on every renovation. A professional contractor documents them in writing with a price before proceeding.
- What permits will you pull? Any structural, electrical, plumbing, or mechanical work requires permits in Metro Vancouver. If a contractor suggests skipping permits to save money, walk away.
- What is your warranty? Reputable contractors stand behind their work with at least a one-year workmanship warranty.
- How do you communicate during the project? Will you get weekly updates? Who is your point of contact if something comes up?
Step 5: Review the Contract Carefully
Never start a renovation without a written contract. It should include:
- A detailed scope of work
- Materials specified by brand and model where applicable
- Start and completion dates
- Payment schedule tied to milestones, not calendar dates
- A process for handling changes
- Warranty terms
- How disputes will be resolved
If a contractor is reluctant to put things in writing, that tells you everything you need to know.
Red Flags to Watch For
Even after doing your homework, watch for these warning signs:
- No physical address or business registration. Legitimate contractors have a real business presence.
- Pressure to decide immediately. Good contractors are busy, but they do not pressure you into signing before you are ready.
- Cash-only payment. This often means no paper trail and no recourse if things go wrong.
- No permit discussion. Unpermitted work can void your home insurance and create problems when you sell.
- Vague or verbal-only quotes. If it is not in writing, it does not exist.
